We have become specialists at performing apartment interior renovations and combinations. We have learned to navigate the complex rules that are unique to New York City's cooperative and condominium buildings. We advise our clients if their proposed renovations will meet the building's alteration agreement rules. We can also review whether obtaining an amended certificate of occupancy (CO) or a TPPN 3/97 letter of completion type Department of Buildings application process is right for your building (No change to the CO required). The photos above are from a recently completed apartment combination in the Douglaston Historic District of Queens. The connection was both through the entry vestibule and this enlarged kitchen. We created a new home office. In the master bath the clients taste for euro style glass tile and transparency is clear.
These photos are from an apartment combination where an other architect told the client they would need to replace two new full baths to combine the units. We designed a creative way to meet the clients objective of having three bedrooms and a den and still save the expense of building new bathrooms. Letter of reference

This
combination of two units created a modern look with a terrace that spanned the
entire eastern facade. Its new foyer, large open kitchen and enormous living
room made way for grand entertaining.
We
expanded this three unit combination, three times as we worked with the owners from first being married,
through the growth of their family.
This combination of two units on the third floor was designed with the future
provision to duplex up to the next floor.
We
were called into this already in progress combination after water damage allowed
the owner to "remake" their home. We also have provided detail drawings
of the interiors as shown below.
